84 Lumber Returns to Area

Bradenton Herald - BRADENTON - More than 10 years after leaving Manatee County, the nation's largest private supplier to professional builders is coming back.
The Eighty Four, Pa.-based 84 Lumber Co. is putting finishing touches on a 34,450-square-foot building at 2800 15th St. E.
A soft opening is scheduled for mid-February, with a grand opening planned March 28.
The company pulled out of its Palmetto location at 1330 U.S. 301 in 1995. Company officials cited an improving marketplace as the motivation for returning.
In the expansion mode, 84 Lumber plans 52 new locations nationwide in 2006. There are currently 510 stores.

Monk Restoration a "labor of love"

Bradenton Herald - Historic downtown building is finally coming back to life.
BRADENTON - A historic downtown building, abandoned for years on the corner of Ninth Street West and Ninth Avenue, is finally coming back to life.
The Monk building, built in 1925 at 906 Ninth St. W., sits in an area of downtown Bradenton that has undergone redevelopment. It's on the cusp of the Village of the Arts neighborhood, which now touts expanded sidewalks, historic brick pavers and lamp posts. The building, named after the Thomas Monk family, last housed an ABC Liquor store but for years has been a Ninth Street corridor eyesore.
Owner Scott Tibbetts bought the old, run-down building in 1998 for $900,000 and has spent more than $600,000 on renovations.
Tibbetts and architect Tom O'Brien are close to completing a longtime plan that is turning the roughly 10,000-square-foot building into office condominiums. They are planning a grand re-opening of the building in March.

Businesses can buy their own space in new Lakewood Ranch center

Herald Tribune - LAKEWOOD RANCH -- Dr. Emily Arsenault wanted a place where her almost 3-year-old practice could grow.
She found it at The Professional Center at Lakewood Ranch, which is scheduled to open later this year.
The developer of The Professional Center, Global Group Investment Inc., said business owners like Arsenault will find advantages to owning their own space. For one, it can be financially better in the long run due to things like tax benefits, marketing director Lisa Allen said.
Leasing rates also are currently high and interest rates at the bank are low, sales agent Albert Myara said.
"It's less expensive to buy instead of renting," he said.
The $23 million Professional Center should open between the late summer and early fall, Myara said.

Traffic Problems Up Ahead for Parrish

Herald Tribune - PARRISH -- Fast-growing area's roads will be overburdened, analysis shows.
The line of cars at the stoplight at U.S. 301 and Erie Road was rarely more than 10 deep Thursday morning.
Cars turning onto the highway from side roads seldom waited more than a minute.
But the stress-free commute is likely to be a casualty of Parrish's phenomenal growth.
By 2010, the number of trips on many of Parrish's roads is expected to at least triple. Many area roads will be well over capacity.

Look How Technology is These Days

A fellow blogger John Mudd posted something today on his blog that I thought was wonderful! Buyers can now download our listings right onto their cell phones! No more pulling up to a house with an empty flyer box and calling the agent and not getting a response, because REAffinity, a real estate technology company, has launched a service that allows prospective home buyers to download information about for-sale homes to Internet-enabled cell phones and other handheld devices.
"Pictures of the interior of the home as well as basic listing information will provide home buyers with as much context as possible while sitting in front of a house," the company announced. "By making the listing process free to home sellers, we're able to provide this service free to the home buyer. "Home buyers can access the company's listings at http://mobile.reaffinity.com. (Phone carriers' airtime charges may apply).
Inman news says that home sellers and real estate agents can enter free property listing information at the company's Web site, and this information is formatted for viewing on cell phone and other PDAs.

Give Your Home Heating System the Professional Once Over

Realty Times - Malfunctioning home heating systems increase the risk of carbon-monoxide (CO) poisoning and cause some 6,000 fires costing $47 million in property damage each year, according to the Consumer Product Safety Commission (CPSC).
Experts advise that you hire a licensed professional to give your home heating and cooling systems the once over at least once a year.
When properly maintained, home heating systems are not only safer, but work more efficiently to help offset the rising costs of fuel. Clean, efficient systems also last longer.
There are certain tasks you can and should perform including changing or cleaning your filter as often as recommended in your heater's manual. Also keep heat registers and radiators free of dust, dirt and debris.
Older systems may also require blower-motor or water-pump lubrication. And you should replace batteries in related devices including digital thermostats, CO alarms and smoke alarms.
More than worth the cost, a professional inspection goes a lot further.

RIS Media - RISMEDIA, Jan. 16 — (KRT) — Tired of that long commute? Want to spend more time with family and friends? You could be living in a condominium soon.
The chances are 50/50 that you'll trade your single-family home for a condo in the coming years, a major Palm Beach County, Florida developer told the International Builders Show.
"Today's generation of workers are focused on family and social activities," said Jerry Starkey, president of WCI Communities, based in Bonita Springs. "In suburban communities, it's not uncommon to spend 1-1/2 hours each way commuting to work. That's destroying the quality of life."
To get out of that long commute, people are moving back to urban areas, Starkey said. Another multifamily expert agreed.

How Long Will the Housing Bubble Last?

Bradenton Herald - As a homeowner or residential real estate investor, you may have a high percentage of your net worth invested in your home or other properties. If so, you are no doubt following news reports of escalating U.S. home prices. Should you be worried about a bubble?
To be sure, today's real estate market is anything but typical. The Office of Federal Housing Enterprise Oversight reports that the average U.S. home increased in value by 13.4 percent between the second quarters of 2004 and 2005. Even the average increase doesn't tell the full story. In markets such as Florida, Nevada and California the appreciation has been far greater.
As property prices continue to move higher, some economists and other observers are voicing concerns about price bubbles and the risk that prices in some markets might drop substantially. If the drops are significant and widespread, the impact could spread beyond home prices and potentially slow the U.S. economy.

Buyer/Realtor Education 101

Here is something one of my agents ran into:
Ok….this will irritate some fellow realtor’s on how some home buyer’s still perceive us, but I felt a need to share this story with you!
So this “gentleman” (I use that term loosely) calls me and proceeds to ask about a property I have listed. He tells me another Realtor in the same County I work in referred him to me since I was the listing agent. Ok, so I am thinking this is odd….why would another realtor pass along a potential buyer and take the chance of losing them? Well, I was soon to find out why!
So I tell him about the house and answer his questions, then proceed to ask (like I always do) if he was currently working with a realtor, and he proceeds to tell me “No, I’m not working with any one particular realtor, I work with a lot of realtors”. And he explains to me that whatever agent has the home for sale with his/her name on the sign is who he is going to call.
He told me he has been searching for a home since July of last year…..well gee I wonder why!
I explained to him that a realtor will be as loyal to him as he is to them. I explained to him that we earn a commission. We do not have a salary paycheck, or an expense for a car or any of those other luxuries. We work on commission only. So, if a Realtor doesn’t feel like you are going to be loyal to them, we are not going to waste very much time and effort in you since we are not confident it will result in a sale. So he then proceeds to tell me the following…..
“Well, the way I see it is Realtors sell homes for PLAY MONEY”. And when I have to bust my behind to earn a penny, I’m not wasting it on a Realtor.
SO…..by this point, I am quite irritated and told him, well you know the reason you probably are still looking for a house 6 months later is because no one wants to waste time and energy on someone that isn’t loyal to them and isn’t going to result in a sale. I do not do this for play money, this is my career! This is how I put food on the table and pay bills! So, by this time he is still going on and on about how he won’t be loyal to just one person. So, I tell him Good Luck with your house hunting process and hung up on him while he was still running away at the mouth!
So after I hung up, I'm thinking to myself. Why is it that alot of the buyer's out there still think we do this just for the heck of it? This is not a hobby! We don't wake up in the morning wondering, gee...what should I do today? Go play golf, go ride around on my yacht? Or, go sell Real Estate today! We live in the real world right along with you. The majority of us do not live in mansions or own a yacht. The majority of Realtors live in the same neighborhoods that you do. We go to work to earn a paycheck everyday the same as you do. Sometimes working for free if a deal falls apart. Because if a deal does not close.....WE DO NOT GET PAID! People....WAKE UP! This is our career. This isn't a flip of a coin to see what sounds better to do for the day. If we don't sell.....we don't get a paycheck! Plain and simple.
SO….potential home buyers…let this be a word to the wise…. While the one’s that choose not to be loyal to one particular Realtor will spend much more time, effort and gas (for the car and all that driving around you are going to do looking for a home), there are the one’s that are loyal who can sit in the comfort of their home’s and all the available homes that fit their criteria land in their email FREE OF CHARGE the same day they hit the MLS! No time, effort or wasted gas on their part to get them this way!! Just the willingness to be loyal to one Realtor.
After all……if I find out about a home that comes on the market…..who do you think will be the one I will contact to let them know about it first?
And some buyer’s wonder why they just can’t seem to get a heads up before anyone else does!
It doesn’t cost you anything to use one Realtor…..but it may cost you a lot if you use several! It will probably cost you the lose of numerous homes, and the chance to get a hold of those “Hot New Listings” we love to give our loyal buyers!
So.....do you see now, why he is still looking for a home 6 months later?

Builders Bet on Boomer Boom

Herald Tribune - Housing sales may be cooling off, but that hasn't stopped developer Mark Hughes from moving ahead with plans for a new subdivision in Myakka City.
Like most builders, he's convinced that millions of baby boomers will retire to Florida during the next two decades, insulating the state from any downturns in the nation's housing market.
"It's like a funnel," he said. "From the Mid-Atlantic, the Midwest, the Northeast. They're coming to Florida.
"If recent trends hold, more than 200 boomers will move to Florida every day during the boomer retirement years, beginning in 2011 and continuing through 2029.
