Did you know "mobile home" and "manufactured home" aren't actually interchangeable? There's a real dividing line: homes built before June 15, 1976 are legally mobile homes, while everything built after that date falls under the federal HUD Code — a national set of construction and safety standards covering wind resistance, electrical systems, fire safety, and energy efficiency, the same everywhere no matter which state the home lands in. Here in Manatee County, manufactured homes make up a big part of our housing mix, especially in our 55+ communities, and that post-1976 distinction is a bigger deal than most people realize. Those newer homes are engineered very differently than the "mobile homes" a lot of people still picture when they hear the term.
